Our featured rentals are located approximately 10 miles North of exciting Downtown Lahaina, right between Kahana Beach and Napili Bay. Both our private estate and our Royal Kahana condo are within a few blocks of each other. Great views for gorgeous sunsets and whale watching during whale season!

We are conveniently located within one mile of nearby shops, restaurants, grocery stores, award-winning beaches. We are less than a five minute drive from the world famous Kapalua Golf Courses.

Rental Policies for Kahana-Napili Properties

Property Rules :This is a non-smoking PROPERTY for the comfort of all guests, including all outdoor areas, except as designated. This unit does not allow animals. Illegal activities of any type will not be tolerated. Violation of these policies may result in revocation of privilege to stay at property and forfeiture of all payments made.Children should be supervised at all times while on the property. The property may have unknown hazards for unsupervised children and has not been child-proofed.Property owners are not responsible for harm to guests or their personal belongings while on the property. Paying guests, children of guests, and invitees of guests expressly assume all risk of harm arising from use of the property and are responsible for the safekeeping of their valuables. Please immediately report any hazards or safety concerns by calling the telephone number above. Call 911 in case of an emergency.Please keep all doors and windows locked. Please do not leave valuables in your unit!For your safety, do not reverse your vehicle out of the driveway! Always exit in a forward manner with caution.All outdoor areas are subject to video surveillance at any time and without prior notice.A fire extinguisher and flashlight are located in the bathroom cabinet under the sink. In the condo, they are located under the kitchen sink.Non-paying guests visitors are not allowed to use the facilities or stay the night in the unit. Extensive use of the property by visitors may result in an additional persons charge. Please limit traffic of all visitors for the comfort of all paying guests.A one-time bedroom and bathroom linen and towel setup is included in the complimentary check-in cleaning service. Any additional touch-up cleanings and linen service may be done at property owners discretion.Daily maid service is not included in the rate, but may be available at an additional charge with advance notice. Please remove shoes before entering the unit to maintain cleanliness.Beach towels may be available for your use at a quantity of two per room per stay. Please do not use the bathroom towels or any other linen or furniture item outside of the unit.Please use the outdoor showerhead for rinsing off sand prior to entering your unit, and for rinsing any beach equipment., to avoid additional cleaning charges.Please limit noise and traffic between the hours of 9pm and 8am.To help keep your unit clean and free of pests, please dispose of rubbish regularly. A large brown trash bin and recycling bins are available at the B&B. A trash chute is available at the condo.Please help us conserve Maui's precious resources by turning off all lights, ceiling fans and appliances when not in use.Both the Maui Beach House and the Royal Kahana condo will have detailed rules and information available in the rooms for your review.Please be sure to read our detailed Terms and Conditions during the online reservation process. Reservation Policies:**Rates and availability are subject to change without prior notice until 50% deposit is received. Your reservation will not be held until deposit is confirmed.**Deposit Policy: A fifty percent (50%) deposit of the total reservation amount including taxes and surcharges (if any) is required to hold your reservation. The balance is due no less than thirty (30) days prior to arrival.Cancellation Policy: A full refund of deposit (minus $50 cancellation fee) will be given if cancellation of confirmed reservation is received more than forty-five (45) days prior to arrival date. If notice is given less than forty-five (45) days prior to arrival date, no refund will be issued.Holiday Policy: - Ninety (90) days notice is required for any deposit refunds during holiday periods. A cancellation fee may still apply. Check in time is after 3pm.Please notify us in advance if you need an early check-in. We will do our best to accommodate such requests. Check out time is before 11 am on the date of departure.Late check out may be available upon advance request and approval. Late departure without advance notice and approval will be charged a $50 late check-out fee.

A: We update our rates and specials regularly on our Website. When you enter your dates on our Website, any available specials for your dates will be listed as "packages". Sometimes changing the dates or length of stay will result in more specials being listed.General Questions:Q: Are all of the vacation rental units located on the same property? A: Yes, all units (except Royal Kahana condo) are located on the same property. The condo is located within 1 mile of the other units. Please look at our location map. Q: Are there any additional fees? A: At our B&B, there are no hidden fees! Our WIFI, parking and other included amenities are FREE! When you reserve a room online, it will show the room rate and also the total rate including the separate Hawaii taxes(currently 13.42%) and cleaning surcharge(currently $73.72).Q: Are these condominium units? A: No, all units (except the Royal Kahana condo) are located on a beautiful new residential estate, overlooking the ocean between Kaanapali and Kapalua. These three bed and breakfast units are similar to hotel rooms, enjoy a mini kitchenette, barbecue area, and maintain a high level of privacy. The Royal Kahana condo is conveniently located right down the street.Q: Will I have any privacy, or will the owners bother me? A: These B&B units are setup to be very private, while allowing for the luxury and security of having the owner on-site in case you decide that you need something or have questions about Maui. Just give us a call, or send us an email if you don't see us around property. Q: Are you bed and breakfast rooms private, or do I have to share a bathroom? A: All units have en suite bathrooms so that you do not have to leave your room to get to your private bathroom. The property is located between Kaanapali and Kapalua, about 10 miles north of Lahaina town. Q: Are you located near the beach? A:Yes, our bed and breakfast units are directly across the road from the beach, with no obstructions on the other side. Just walk out of the property, walk a few steps across the local road, and you are at the beach between the famous areas of Kahana and Napili. Our Royal Kahana condo is on Kahana Beach, right down the street from our Bed and Breakfast property. Q: Where is the closest airport? A: We are a few miles from Kapalua Airport (JHM), which is a smaller airport. You will need to catch a flight from Oahu or one of the neighbor Hawaiian Islands to arrive at this Maui airport, as there aren't any direct flights from the Mainland. A: No. Due to liability and in consideration for our neighbors, we can not allow parties at our B&B, but we can help you find a suitable location for your get together. A: We don't have cribs in the units, but please let us know which items you need when you make your reservation, and we can help you arrange to rent them for your stay.
